The development of an existing 8.5-acre industrial lot with two additional parking lot expansions was due to business operations growing over 8 years. The Giffels Webster team developed the site around the existing ITC overhead wires and two 36” high-pressure gas mains that traverse it. The development also encompassed an existing cul-de-sac and the existing utilities within the old cul-de-sac were to remain to service the proposed building and future sites to the north and west. Site programming included required parking, sanitary lead, a new looping water main, and a storm sewer connecting to an existing regional detention system. The landscape design for the site included providing required street-side berms and landscaping per the zoning ordinance.
