Giffels Webster worked with the owner and architect to refine their concept and secure full entitlements and permits for a new office building in Shelby Township. The 0.87-acre wooded site featured an 11-foot grade change from front to rear, requiring creative site planning to fit a single-story office with 28 parking spaces while meeting township and county stormwater standards despite lacking an overland relief pathway. Giffels Webster also secured Macomb County approval for a new driveway entrance. Midway through construction, a new Construction Manager and ownership team requested significant changes, including a second story, elevator, secondary entrance, two additional parking spaces, and a relocated dumpster. Giffels Webster led the updated entitlement process, obtaining city approvals while maintaining the original underground infrastructure to minimize costs. Their efforts ensured a smooth transition and cost-effective adaptation of the project during construction.
