Through the Michigan Economic Development Corporation’s Main Street Program, Giffels Webster provided strategic planning and technical assistance to downtown organizations in Lapeer, Rogers City, and Evart. The team assessed existing conditions, identified priorities and obstacles, and engaged community members through surveys, focus groups, and workshops to create a shared vision. Using the Main Street Four Points Approach of Promotion, Organization, Economic Vitality, and Design, Giffels Webster developed clear, actionable plans that aligned local priorities with practical strategies for consistent and effective downtown development.

East Bay Township’s zoning ordinance was comprehensively rewritten to implement the Master Plan, strengthen environmental protections, streamline development processes, and improve usability through Clearzoning formatting, guiding future growth while safeguarding natural resources and supporting flexible, modern development standards.
Farmington Hills’ updated Master Plan, created through extensive community engagement, establishes nine guiding priorities and reimagines key corridors with flexible zoning, mixed-use development, and vibrant spaces that support housing, sustainability, economic growth, and community wellness.
Giffels Webster partnered with Main Street Wisconsin to develop a model sign ordinance and illustrated guidebook, providing communities with flexible regulatory options, best practices, and legal guidance to strengthen downtowns and preserve historic commercial districts.
