Redevelopment of a 1.17-acre parcel from a vacant restaurant to the proposed store. The site had multiple challenges, including three front yards with four road agency jurisdictions and an existing MDOT storm sewer with a 40’ wide easement with significant restrictions. The proposed design also included enhanced landscaping to meet the client’s wishes and meet the city’s considerable landscaping requirements, the design of a plaza along the building frontage, and drought-tolerant plantings along the east and south property lines due to easement restricting the use of irrigation. The design proposed utilizing the existing sanitary sewer lead and storm sewer. Site drains to an existing regional detention system, but a new pretreatment structure was provided to pretreat stormwater leaving the system.
